The project was to remodel the existing, already very successful restaurant in Berkeley. New colors and materials were introduced and low fences were designed to clarify circulation from seating areas. A new sake tasting bar was added as a circular element that pivots circulation behind from a waiting area and the restrooms. Extensive neighborhood meetings were held on Sundays to ensure participation to solicit opinions to control restaurant parking in adjacent residential neighborhoods.

Project Overviewx

US BANK (VIKINGS) STADIUM, an advertising and public relations firm serving the growing Silicon Valley high-tech industry, wanted an environment to reflect who they are—a space that is both high-tech, yet warm and inviting. Along with exposed structure, mechanical ducts and lighting, the lobby is enclosed by a sweeping curved wall cut with a narrow slot which provides a glimpse of the room that lies just ahead. The opening reveals the main conference room beyond. On axis to the entry, the view is down an angled wall of offices, with stairs to a new mezzanine beyond. From the conference rooms, selective views out reveal open office furniture and the company’s sign in the entry area beyond. The stainless steel stair with wood treads leads to the mezzanine offices.

The open office environment sits on an island of neutral-toned carpet tiles laid in a crisscross pattern, while the circulation areas are of highly polished concrete floors. Bright red stools dot the landscape. The mezzanine stair landing sits perched on a single column planted in the concrete floor. Navajo’s theme is reflected in the warm colors balanced by the cool tones of Haworth’s open office systems, which have translucent upper panels for privacy and openness. Both task chairs and conferences chairs have open weave back supports. From the main conference room, big doors and windows give generous views to the office interior. Brightly colored stools brighten up the break area, which has a roll-up garage door to let the outside in on sunny days..

Project Overviewx

In our fourth phase of design improvements to an existing 20,000 square foot two-story office building for a family-owned benefits administration business, a consistent design theme is being followed now for almost ten years of changes. Hoped for was a palette that they could use for this office and other satellite offices across the state and beyond.

One of the project goals, since the company serves both public and private clients, was to create an elegant office space without being too conspicuous. A neutral color palette was utilized to create a warm, timeless design with color accents to achieve a calm harmonious work environment.

Small improvements to the entry and exterior signage work with the existing building’s strong exterior geometry adding some wood and metal signage and illuminated identity graphics. Though the building is not that old, there are still challenges to providing an accessible and energy efficient work environment. Constant upgrades to allow full accessibility and ingress egress compliance starting with bathrooms and break room public area improvements have been completed.

Project Overviewx

Located near Union Square in San Francisco, this small museum took over a brick and concrete structure on Sutter Street originally built in 1926 as the Elizabeth Arden Salon. The beautiful iron gate was modified to comply with handicap accessibility rules and leads to the forecourt sculpture garden. The Deco-styled façade was transformed with new aluminum framed entry door and crisp new stainless steel cut-out logo signage, proclaiming its new use as a museum. Inside the museum store greets visitors and acts as a billboard for current exhibits. Its curves lead you into the tore or divert you to the galleries beyond. Many key old structural elements were kept and showcased such as the massive riveted steel I-beam columns and irregular brick walls. Walnut was used extensively for window frames in the store skin or for display cases and reception desk and serve to balance the hard brick, steel and concrete surfaces. Because the museum planned on displaying objects sitting on the floors, wood or carpet was ruled out—a quarter-inch thick pour of Ardex was used to create a concrete looking durable floor finish instead.

Project Overviewx

An existing 3,000 square foot Spanish style hillside home received a major facelift update with new exterior room addition allowing a larger kitchen to be moved into an area that was a family room. This project is a budget-conscious remodel focused on the main public rooms but an existing garage that could not be moved squeezed the space where the kitchen wanted to be. The only answer was to add a new room area onto the house that is cantilevered in space, but is visually integrated into the structure. Done in conjunction with removing several walls that cut spaces off from each other, unifies and opens up the upper level.

Another major wish was to improve curb appeal and make the front yard useable. The street façade of the home had Spanish arches with wrought iron railings that were removed. The owners can now use the front yard as a casual outdoor sitting area, with new screening for privacy. This was accomplished with a patterned horizontal wood member guardrail framed in steel. The remainder of the façade was then clad in cedar and stucco with a standing seam metal roof above and several new strategically located skylights.

Inside the existing vaulted ceilings remained and painted to create a darker plane above. New suspended LED lights were then added. Oak floors and cabinet in combinations of beige, taupe and gray tie everything together visually. The new cabinets have added a ton of functional storage all of it hidden behind flush doors and drawers. A new six foot island solidly anchors the kitchen. All finishes, colors and materials including the slick powder room with tiny random matt and gloss tiles were done by our ODS interior design team.

The living room received attention with new high clerestory windows above a built-in fireplace, bookcase and entertainment cabinet in wood matching the kitchen. New Fleetwood sliding doors on either side give a see through experience from the street to the view side of the house. An existing stair opening was kept, but reversing the stair direction with a new open steel and wood staircase improved circulation dramatically.

Downstairs, most of the work was on the master bedroom suite with new master bath with new side yard bay window to create additional space for the double vanity. A home that felt old and dark has been transformed into a light filled environment focused on the gorgeous view of the San Francisco Bay.

Project Overviewx

A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house.

The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas.

High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area.

The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points. The house construction has broken ground and is due for completion at the end of Summer 2020.
